A Smarter Approach to Restoring Aging Buildings

The Highwoods Brentwood offers multiple premier office buildings and business parks in Brentwood, TN. In 2024, Highwoods Properties asked N&S to address four buildings that needed a comprehensive exterior update. Rather than relying on a more invasive approach, N&S developed a solution that addressed the buildings’ waterproofing needs while reducing the amount of work required.

N&S glazed and caulked every window and applied a waterproofing coating across all four buildings. The team completed the work over about 18 months, carefully coordinating their schedule around the still-active commercial property.

One of the biggest opportunities came before the buildings were painted. The conventional approach would have required removing brick to replace the existing flashing. N&S proposed a different solution: wrapping the buildings with a waterproofing system instead. That approach reduced the amount of demolition required and saved significant time while still addressing the buildings’ water-intrusion concerns.

It’s a good example of how N&S approaches restoration work: understand the building, look for a better way to solve the problem, and recommend the solution that makes the most sense for the property.
